Pradhan Mantri Awas Yojana (PMAY Documents) is an initiative of the Central Government. The objective of this scheme is to provide affordable housing to the poor and needy in urban areas by 2022. Under this, financial assistance is given from the government to provide their own pucca house to the economically weaker section of urban and rural areas, poor families of low income group and middle income group who do not have their own house or kutcha house. In this article, we have given the list of documents required for Pradhan Mantri Awas Yojana to be attached with the application form to get home loan under Pradhan Mantri Awas Yojana. For applying under Pradhan Mantri Awas Yojana, the documents required vary according to the income source of the applicant. For this, we have divided the list of documents required according to the category of the applicant in two parts.

Identity Proof

For the Pradhan Mantri Awas Yojana, it is mandatory for you to give a photocopy of the PAN card as an identity card. Apart from this, photocopies of any one of the following documents will also have to be submitted.

  • Photocopy of Voter ID Card : Voter Card  
  • Photocopy of Aadhar Card : Aadhar Card
  • Photocopy of Passport : Passport  
  • Photocopy of Driving License : Driving License

Who gets the benefit of Pradhan Mantri Awas Yojana (PMAY 2021-22)?

Address Proof

Along with the application form of Pradhan Mantri Awas Yojana, photocopy of any one of the following documents will also have to be given as proof of residence or proof of address, documents required for Pradhan Mantri Awas Yojana.

  • Photocopy of Voter ID Card : Voter Card  
  • Photocopy of Aadhar Card : Aadhar Card
  • Photocopy of Passport : Passport
  • Letter for identity verification issued by a recognized government authority or civil service officer. Such a letter should not be more than 30 days old. : Letter from recognized authority
  • Electricity, water or gas pipeline bill received in your name and address : Latest Utility bill  
  •  Rent agreement with the landlord of the place where you are staying, which should be on the stamp paper. : Rent agreement
  • Photocopy of the pass book of the post office or any government bank account in which the address is also mentioned, along with the statement of transactions for the most recent past three months: Post office or Bank Statements
  • Credit card statement issued in your name and address, which should not be more than three months old. : Credit Card Statement
  • Life insurance receipt issued in your name and address: Life Insurance Policy
  • Letter from the employer on the letterhead of the company or certificate of residence: Address Certificate / letter
  • Photocopy of the sale deed of the residential property, if you have become the owner of that property. : Copy of Sale Deed
  • House tax or property tax receipt issued by Municipal Corporation : property tax receipt
  • Pension or Family Pension Payment Orders (PPOs): Pension orders issued by a government department or government institution, in which the applicant’s address is also recorded.
  • Housing allotment letter issued by the employer: Housing allotment letter issued by a government department, bank, financial institution or listed company or leave and license agreement issued by any such institution.

Along with the application form of Pradhan Mantri Awas Yojana, you will also have to attach the following documents certifying your property (income). Note, you have to submit these three documents, not any one –

  • Salary slip: Salary slip of last two months or salary certificate issued from employer
  • Bank statement: Bank statement of the last six months, the account in which your salary goes
  • Form 16 / ITR : Copy of Form 16 or Income Tax Return issued by your company

Current loan documents

Documents showing the loans you have already taken. Along with these, bank statements showing the payments of the last 6 months (paying installments).

Your ability to take a new loan depends on your income as well as your current liabilities. If more installments are going than before, then the bank reduces the amount of new loan. But, don’t submit wrong documents in its turn, else it may get difficult later.

Documents Can Be used as an Address Proof

Under the Pradhan Mantri Awas Yojana, the following documents related to the ownership of the land or property in respect of which you are applying for loan have to be attached.

Chain documents of the property :

Photocopy of chain document relating to that property (if applicable in respect of that property, only then). Chain documents show the past record of ownership on that property, i.e. the history of registries. Photocopy of all of them will have to be attached.

  • Agreement to Sell : Photocopy of the agreement to sell the property from which it is purchased, from the party, if the deal is done.
  • Allotment Letter / Buyer Agreement – If the property is taken in a residential project, in relation to it – Allotment certificate issued and purchase agreement.
  • Payment Receipts: If you have purchased the land from whom, then the receipt or photocopy of the receipts in respect of its payment.

2) Documents required for traders

  • Voter Card : Photocopy of Voter ID card
  • Aadhaar Card: Photocopy of Aadhar Card
  • Passport : Photocopy of passport
  • Letter from recognized authority: Letter from recognized government authority or public servant for identity verification. Such letter should not be more than 30 days old.
  • Latest Utility bill: Electricity, water or gas pipeline bill received in your name and address
  • Rent agreement: Rent agreement with the landlord of the place where you are staying, which should be on stamp paper.
  • Post office or Bank Statements: Photocopy of the pass book of the post office or any government bank account in which the address is also mentioned, along with the statement of the recent last three months transactions
  • Credit Card Statement: Credit card statement issued in your name and address, which should not be more than 3 months old.
  • Life Insurance Policy: Life insurance receipt issued in your name and address
  • Address Certificate / letter: Letter from the employer on the letterhead of the company or residence certificate
  • Copy of Sale Deed: Photocopy of the sale deed of the residential property, if you have become the owner of that property.
  • property tax receipt: House tax or property tax receipt issued by the municipal corporation

Housing allotment letter issued by the employer: Housing allotment letter issued by a government department, bank, financial institution or listed company or leave and license agreement issued by any such institution.

At the place where you do business, you will have to attach a photocopy of any one of the following documents along with the application form.

  • Shop and Establishment Certificate
  • Trade License Certificate
  • SSI Certificate
  • PAN card or GST certificate
  • Partnership Agreement: Memorandum of Association (MOA) in case of company, Partnership deed in case of firm
  • Import-Export Code Certificate or Factory Registration Certificate
  • Certificate of professional qualification or degree showing business address
  • Registration Certificate issued by SEBI
  • Registration number issued by the Registration of Companies (ROC)

Income Documents 

Attach the photocopies of all the following documents with the application form-

  • Income Tax Return: Copy of Income Tax Return for the last two financial years
  • Balance sheet and profit-loss account (including all annexures certified and audited by CA, if applicable)
  • Bank account statement: Current account statement for the last six months if you are a business entity and statement of savings account if you are an individual

Other documents

  • The following documents, if applicable with you –
  • Loan Account Statement: If you have already taken a loan, then the statement of the last six months, in which the payment of installments is recorded.
  • Latest List of Share Holding Pattern (Certified by CA/CS)
  • Memorandum of Association (MOA): For private limited companies.
  • Partnership Deed : (For Partnership Firms)

Documents Can Be used as an Address Proof

Must be a female co-owner

In order to promote women empowerment, in PMAY (Pradhan Mantri Awas Yojana) it has been made mandatory for the female head of the household to be the owner or co-owner of the house. Name of the woman in the co-owner To get the exemption under the Pradhan Mantri Awas Yojana, it is necessary that the co-owner and the co-owner should be a woman. If the woman’s name is not in the co-owner, then the benefit of subsidy will not be available.

Eligibility for Pradhan Mantri Awas Yojana (PMAY)

In order to make available the Pradhan Mantri Awas Yojana, a person must fulfill the following eligibility criteria.

1) Income 

The annual household income of the beneficiary should meet the prescribed criteria for different categories mentioned in the table below. A person is eligible to avail the PMAY subsidy scheme provided they belong to any one of these four categories – Economically Weaker Section or EWS, Low Income Group or LIG, Middle Income Group or MIG 1, and Medium income group, or MIG 2.

2) no previous ownership

The beneficiary or any other member of the beneficiary’s family should not have a pucca house in any part of India.

3) No central assistance

The subsidy under the CLSS scheme should not be available to the beneficiary or any other member of the beneficiary’s family.

4) Compulsory female ownership or co-ownership

At least one female member must be included in the borrower family as the owner or co-owner of the property (applicable only for EWS and LIG categories)

5) Carpet area

The carpet area of ​​the property should be within the prescribed limits for different categories as mentioned in the table below.
